The Facts

Here are a few of the ways we've worked to bring you a definitively Greener alternative to the traditional luxury home:
  • Constructing foundations using a proprietary system that provides greater strength, increased insulation and better drainage while using less concrete.
  • Radon mitigation through a passive, dedicated system.
  • Pre-cut decking for first and second floor systems to reduce onsite waste.
  • Raising superstructures of each home using TimberpegŪ post and beam frames from sustainably managed forests.
  • Careful delineation of construction boundaries to minimize disturbance to existing flora and fauna.
  • Deliberate reuse of materials that are found onsite. This may include indigenous stones for retaining walls, timber milled from fallen trees and mulch from the clearing process for site stabilization.
  • Insulation of post and beam frames by wrapping them in thermal insulation envelopes.
  • Installing exterior siding, roofing and trim materials made from sustainable Western Red Cedar.
  • Integrating Eagle windows and French doors that meet green guideline requirements with high insulating values and aluminum cladding that has a significant percentage of recycled material.
  • Including high efficiency boilers and cooling equipment. All duct runs will be carefully planned, thoroughly sealed and insulated to minimize leakage. The sizing of the heating and cooling equipment will be calibrated to the exact load requirements for the house.

A History of Green

Preservation of the land from step one of the development process is key to creating a legacy that spans generations.

It is a philosophy that we have been building upon since our beginning. DPS' vision and commitment to sustainability extends across not only the land, but also the local wildlife and the humans who will ultimately share their world. To this end, our preservation efforts have included the protection of five bald eagle nests, partnering with the San Diego Zoo to ensure the safety of a rare rock iguana habitat as well as ensuring the protection of migratory paths for the trumpeter swan and elk migration corridors. DPS also sponsored the first ever voluntary environmental remediation effort in West Virginia, working with the Department of Natural Resources and the Williamsburg Environmental Group to ensure the natural diversity of Howard's Creek.

Nature is our greatest resource and it is our duty to support its continued renewal and sustainability at every stage of land development.

Long before it was popular, DPS also took the step of hiring an in-house Environmental Advocate to oversee the planning and development of each Sporting Club. Each project also enjoys the attention of a dedicated Naturalist, whose education and personal example assist in the stewardship of the land being passed on to the club members. These people have helped contribute to DPS' impressive history comprised of over 5,000 acres of land placed into permanent open space, preservation of 13 miles of pristine riverfront and 15 miles of enhanced and protected ocean frontage. Few developers within our category can claim such a legacy of land stewardship.

Credentials

The visionary team responsible for bringing the Green Homes at The Greenbrier to life has been involved with some of the earliest efforts in Green Homebuilding. Team members include Certified Green Professionals, members of the Urban Land Institute, early participants in the green building standards creation process with U.S. Green Building Council and LEED Accredited Professionals. Each home will also be independently certified as having been built in accordance with the National Association of Homebuilders Model Green Home Building Guidelines, one of the first national green building standards for residences.

Building efforts for the Green Homes at The Greenbrier also follow the guidelines and requirements of the following organizations.

  ENERGY STAR is a joint program of the U.S. Environmental Protection Agency and the U.S. Department of Energy helping us all save money and protect the environment through energy efficient products and practices.


NAHB is a trade association that helps promote the policies that make housing a national priority. Since 1942, NAHB has been serving its members, the housing industry, and the public at large. NAHB exists to represent the building industry by serving its members and affiliated state and local builders associations.

NAHB unveiled this new professional designation program during Green Day at the 2008 International Builders' Show. Builders, remodelers, and other industry professionals must have at least two years of building industry experience and be involved in the construction of at least one home in the past 24 months to apply for the Certified Green Professional designation. The designation is based on the "Green Building for Building Professionals" course, a two-day training and education session that more than 700 builders have already completed since the course was piloted two years ago. Candidates must also complete a University of Housing management course, agree to continuing education requirements and adhere to a code of ethics.
EarthWise Homes, LLC, is an affiliate company of Sterling Construction Management. Sterling is an Energy Star Partner and has built more than 95 homes at The Greenbrier and is staffed with experienced, dedicated and capable construction management professionals. The senior management of EarthWise has a long history of designing and building energy efficient homes, having perfected the techniques required to build environmentally responsible buildings during the 1970s and 1980s. EarthWise will follow the NAHB Model Green Homebuilding Guidelines and arrange for the third- party verification process for each home. To ensure proper siting and landscape design for the Green Homes at The Greenbrier, the DPS Planning Department will rely on a U.S. Green Building Council LEED AP (Accredited Professional) designer to work closely with EarthWise throughout the building process.
TimberpegŪ has been designing and fabricating custom timber frame homes since 1974. A TIMBERPEGŪ home is and always has been "green by nature." Timberpeg uses sustainable building products and a building system that results in extremely energy efficient homes.
The Forest Stewardship Council was created to change the dialogue about and the practice of sustainable forestry worldwide. The FSC standards represent the world's strongest system for guiding forest management toward sustainable outcomes. Like the forestry profession itself, the FSC system includes stakeholders with a diverse array of perspectives on what represents a well-managed and sustainable forest. While the discussion continues, the FSC standards for forest management have now been applied in over 57 countries around the world.
Green Seal, Inc. is an independent, non-profit organization whose mission is to create a more environmentally sustainable economy by identifying and promoting environmentally preferable products and services. Green Seal has developed stringent environmental leadership standards for dozens of product and service categories, including printing and writing paper and its certification program verifies that products meet this standard. Therefore, when purchasers see that a product is Green Seal-certified, they know that it has been validated by a reputable third party with no financial interest in the product or company.
The Greenbrier Resort and Club Management Company has subcontracted its management duties to DPS Club Management. Under the direction of Managing Director Pat Worsham, DPS Club Management is a proven leader in the management of premier private clubs and brings expertise and exceptional quality and service to every aspect of DPS Sporting Club operations.
